The time required for your real estate photography shoot will depend on a number of factors including the package chosen, access to the property, weather, etc.

The times below are a general guide

Real Estate Photography - Sales:

Basic Package (7 images): 45 minutes

Ultimate Package (14 images, virtual dusk): 1 - 1.5 hours

Floor Plan: add 30 minutes

Rental Property Photography:

Basic Package (7 images): 30-45 minutes

Ultimate Package (14 images, virtual dusk): 1 - 1.25 hours

Floor Plan: add 30 minutes

No you do not need to be onsite. While we encourage owners to be onsite to provide creative direction it is not critical. Normally a quick phone chat is enough to establish the style you're looking for and I'm otherwise happy to work alone. Key collection/return can be organised if necessary.

In the world of real estate photography, less is always more.

Tips:

• Clean the property as if you were going to have a guest check in. Make sure it sparkles.
• Open all curtains - let the light in
• Ensure all lamps and light fittings are working
• Clear bench tops of all unnecessary appliances (any particular appliances you want to highlight can always be added back during the shoot)
• Remove photos/magnets/menu's from the fridge. This is the number one thing people forget about.
• Remove unnecessary furniture - especially in smaller rooms
• Clean windows inside and out. Nothing ruins a beautiful outlook quicker than dirty windows
• Ensure outdoor/garden areas are trimmed and well maintained

Yes we all have access to a great camera on our mobile phones these days but that doesn't mean you're going to do your property justice. Worse, you could be seriously hurting your listing rank on Domain/Realestate.com/AirBNB/Stayz, etc by uploading unclear or un-optimised photos and not even know it. Most platforms now have ranking algorithms that favour professional photos and penalise those that don't.
